This 3.99 Acre parcel is located between and fronts both US 395 and North Hills Blvd. - the two main arteries in the North Valleys area of Reno. All traffic must pass either in front of or behind this spot providing for continuous expose to the thousands of cars passing by daily. The property is zoned AC (Arterial Commercial) and the current population base of 44,000 will swell dramatically in the very near future as over 10,000 new homes are mapped and will be built in the coming years.

The developer is working toward building a retail strip center concept to help address the needs of this largely underserved market. Residents must currently go “down the hill” into Reno for most goods and services as there are only three small strip retail centers in the area, though each is grocery anchored. In the past few years the areas new High School and Post Office opened close by helping drive additional commuter traffic along North Hills Blvd. US 395 has traffic counts of 60,000 cars daily with North Hills estimated at 10,000 and growing steadily. A new 580 unit subdivision is going in directly across the street but sales have slowed mirroring the housing slowdown area wide. Both the North Hills and North Valleys shopping centers are at or near full occupancy as demand for goods and services in the north Valleys area remains high and needs are being better understood by retailers and are now being addressed.

The area’s daily workforce is comprised mostly of warehouse and distribution workers. Key tenants include the JC Penney’s West Coast Distribution Center, RR Donnelly Printers, Precision Rolled Products, Sally Beauty Supply and Sherwin Williams Paint, among countless others with more industrial development planned for the area.

Quoting Brian Bonnenfont of the Nevada Small Business Development Center…”The biggest sleeper in the whole area is the North Valleys,” Bonnenfont told the Builders Association. “They’ve got a lot of population and disposable income and people ignore it…they want south”. The folks living here are requesting (read demanding) localized goods and services and want self sufficiency…they don’t want to travel “down the hill” any longer.
